The problem
Your phone rings when you cannot answer it
What happens
The buyer books with the next agent who picks up.
- Saturday opens, when every agent is walking a buyer through a home
- Appraisals, where you cannot take a call in front of a vendor
- Auction days, when the whole team is out on the street
- Nights, weekends and public holidays, when buyers have time and leaks do not wait
How it feels
Saturday night goes on returning calls, and you never know which missed call was a vendor ready to list.
Why it is wrong
A buyer who rings about a home deserves an answer, not a voicemail.
Your guide
Nobody can be at the open and on the phone
Liam is built for agency calls: buyers, vendors, renters and repairs. It asks the questions your team would ask, books private inspections and knows which calls cannot wait.

The plan
Liam on your phone in three steps
- 1
Tell Liam about your agency
Load your listings, your urgent repairs list and your calendar. Liam asks your questions, in your words.
- 2
Ring Liam yourself
Call Liam in your browser and play a buyer, a vendor and a renter before a customer hears it.
- 3
Send Liam the calls you miss
Forward your line when you are busy, after hours, on weekends and public holidays. Every call comes back to you written up.
Your next step
Put Liam on your phone today
Start free with no card needed, or talk to Liam in your browser first.
Failure
Without an answer
- The buyer who missed the open books with the next agent who picks up
- The vendor who rang about selling lists with the agency that called back first
- A leak reported on Friday night waits until Monday
- Your Saturday night goes on returning calls
Success
With Liam
- Private inspections booked into your calendar while you are at the open
- Appraisal leads marked urgent, with the best time to ring
- Urgent repairs flagged for your on-call property manager
- Every call written up, so Monday starts with a list, not a voicemail box
When it is urgent
When a call cannot wait
Pick what the caller says to see what Liam does with it.
Asks if the water is off at the mains and marks the call urgent for your on-call property manager
Urgent
Takes the police report number and marks the call urgent for your on-call property manager
Urgent
Records it as an appraisal lead, marked urgent, with the caller's best time for an agent to ring
Urgent
Offers free times from your connected calendar and books a private inspection
Records it as a routine repair for the next business day and tells the tenant when to expect contact
Gives the answer your after-hours policy sets for lockouts
Tells the caller to ring 000 if anyone is in danger, gives your gas leak instructions and marks the call urgent
Safety first
What Liam will not do
- Liam does not give opinions on what a property is worth.
- It only shares the price information you load for each listing.
- It tells callers it is an AI receptionist and when calls are recorded.
Try it now
Talk to Liam in your browser
Ring it as if you were a caller and hear how it asks, books and flags urgent calls.
Play one of your callers. This is a demo, so it books nothing and nobody calls you back. Your own Liam is set up with your details during the free trial.
Try saying
- “We missed the open on Saturday. Can we see it this week?”
- “We are thinking of selling. Can someone value our place?”
- “The hot water at our rental has stopped working.”

Real estate answering service FAQs
Can Liam give a price guide?
Only the price information you load for each listing, set in line with your state's rules. Liam never estimates value. If nothing is loaded, it takes the caller's details for the agent.
Can it take after-hours repair calls?
Yes. You give Liam your urgent repairs list and after-hours policy. Urgent repairs go to your on-call property manager and routine ones are logged for the next business day.
Will it use the right words for my state?
You choose the wording. For example, a Victorian agency can have Liam say renter and rental provider instead of tenant and landlord.
Does it work with our CRM?
Inspections book into Google Calendar, Outlook, Calendly, Cal.com or GoHighLevel. Every call summary can be sent to your CRM by webhook.
Will buyers know they are talking to AI?
Yes. Our Acceptable Use Policy requires every agent to say it is AI at the start of every call and to tell callers when calls are recorded, so Liam opens every call by saying it is the agency's AI receptionist.
Where is our call data kept?
Inspra is ISO/IEC 27001:2022 certified. The platform is hosted in Australian regions; some AI model and speech processing may take place in the USA. The Trust Centre explains how call data is handled.
Be the agency that answers every call
What Liam asks every caller+
- Property address or listing
- so the enquiry lands on the right listing and the right agent
- Buying, renting, selling or a repair
- so the call follows the right path from the first question
- Ready to buy now, or still looking
- so your agent knows who to ring first
- Property to sell
- a buyer with a home to sell is also an appraisal lead
- Owner occupier or investor
- so the agent can tailor the conversation
- Suburb, property type and bedrooms (vendors)
- so the agent can prepare before the appraisal call
- When they plan to sell, and whether they are listed with another agent (vendors)
- so the agent knows how hot the lead is
- What is wrong and how long it has been going on (tenants)
- so the property manager can brief the right tradie
- Is anyone hurt, or is there a risk of more damage (tenants)
- if anyone is in danger, the tenant is told to call 000 first
- Has the water been turned off at the mains (burst pipe)
- so damage stops while help is on the way
- Police report number (break-in)
- so the property manager and the landlord's insurer have it on file
- Name, mobile and best time to call
- so the call back happens when the caller can answer
